Understanding Permits: What You Need for Your Home Improvement Project

Do All Remodeling Projects Require a Permit?

Home improvement projects enable homeowners to enhance their home’s appearance and functionality. They can increase a real estate property’s aesthetic appeal and value, especially when selling the home. However, being well-prepared when undertaking a home remodeling project is essential.

-A good starting point would be to consult general contractors in the Delaware Valley. They can advise you about the project’s requirements, especially concerning permits. State and local building codes have various regulations that govern the minimums for home renovation projects to ensure they meet the required standards.

Remodeling Projects That Require a Permit

You will learn from remodeling contractors in the Delaware Valley that you need a permit for the following home remodeling projects:

  • Roofing: Roofing should be replaced every 15-30 years, depending on the type. Total replacement will need a permit, but minor repairs don’t require one. If installing solar panels and similar equipment, remodeling contractors in the Delaware Valley can help you check with your municipality whether you need a permit.
  • Decking: Whether you need a permit for a decking project in your backyard depends on the deck size. You must obtain a permit for a deck 30 inches or higher off the ground at any point.
  • Foundational remodeling: Any remodeling project that involves adding to the footing or foundation requires a permit
  • Change in use: If you make alterations that change the use of a part of your house or home, you must obtain a permit. The requirement also applies if the certification of the use of the part to be remodeled is affected.
  • Demolition: Bringing down an existing accessory structure of your home requires a permit. You will also need a permit if the project entails expanding the house in a way that changes the house’s envelope.
  • Projects affecting a wall: If the remodeling entails constructing, adding, removing, or altering a retaining wall that is over 4 feet tall or supports a surcharge accessory to an existing building, get a permit.
  • Fencing: Fencing projects often don’t require permits, but municipalities may place height restrictions on non-permitted fences. You may need a license to install a fence over 6 feet tall to an existing house.
  • Plumbing and electrical work: You will need a permit to install new plumbing and electrical systems or remove existing ones. Even projects as simple as moving an outlet require a permit.
  • Swimming pool construction: Whether installing an in-ground or an above-ground swimming pool, your Delaware Valley remodeling contractors can help you get the necessary permits.

Are There Renovations That Don’t Require a Permit?

Remodeling experts in the Delaware Valley explain that not all home remodeling projects need a building permit, especially if they’re fairly minor and you can do them yourself. Such include the following

  • House repainting or wallpaper installation
  • Installing floor coverings
  • Repaving the driveway
  • Replacing certain kitchen appliances in the exact location as long as you’re not altering electrical circuits
  • Adding kitchen cabinets or countertops
  • Non-structural alteration to the bathrooms, bedrooms, kitchen, or basement
  • Repairing minor elements of a porch deck without modifying the size or spacing of members.
  • Replacing windows or doors
  • Replacing faucets
  • Establishing property boundaries

Knowing which project may or may not need a permit may not be straightforward. That’s where the input of remodeling contractors in the Delaware Valley comes in to save the day. They can also step in to help with the application process.

How Can I Obtain a Permit for my Home Remodeling Project?

If you hire remodeling contractors in the Delaware Valley to complete the project, they can handle the permit application process. If you choose to do the work by yourself, you’re considered the project’s contractor and are responsible for the permit application and ensuring the work meets the code.

The application steps entail the following:

  • Determining the building permits you require based on the project at hand
  • Gathering the required documents, such as building plans, proof of insurance, and contractor information
  • Completing the application by providing information about the improvement project. Required information includes the type of project, its drawings and plans, location, contractor’s name, estimated project cost, and timeline.
  • Submit the application to the local permitting office for review and approval.
  • Paying the required permit fees
  • Awaiting approval
  • Getting inspections to ensure the work complies with local codes and regulations

What If I Don’t Obtain a Permit for My Home Improvement Project?

Working on home remodeling projects without obtaining the necessary permits can have serious consequences, such as:

  • Termination of your project
  • Being required to obtain a license at a higher permitting fee
  • Delays in the completion of your project
  • Complications in the future if you wish to sell your house. Unpermitted projects can lower the value of your home
  • Risk of significant fines and tearing down of the project

First let me say I do all the work on my house because I don't trust people to do the job correct. With that said my roof was leaking working on ladders (heights) is not for me. I called three roofers two gave me a estimate without putting a ladder up. 😂 One estimate was for a new roof.. which I didn't need. Bill came twice (with a ladder) >because of weather and also he wanted to get the correct plan together to fix the issue causing the leaks. Bill is very easy to communicate , also does what he says he is gonna do. After the job was done bill still texted me the next two times it rained, To check in on the roof and make sure I was happy. He cares about his work. I highly recommend bill, Thanks henry

They were professional, friendly, and maintained a clean workspace throughout the entire project. The quality of work is exceptional, especially considering the reasonable pricing. They stayed exactly on budget and finished the job ahead of schedule. If you want a high-end look without the stress or the inflated price tag, look no further!

Thanks again for all your hard work Bill. You’ve created a safe space for my parents on the ground floor and significantly reduced their fall risk. In the process a 5th bedroom and full bathroom were added to the footprint. Much appreciate the sweat that went into it. It wasn’t easy, but you came up with a plan that everyone liked, especially for the bathroom. Can’t really tell there was any work done, feels like it was always like this. Your craftsmanship is par excellence. Much appreciated! Peace

Bill is a godsend. After a series of unfortunate contractor mishaps, the only bathroom in my home was unfinished and I was beyond disenchanted. He came in and not only finished the job, but did so with the care, attention to detail, and professionalism I'd hoped to encounter earlier in my bathroom remodeling process. With a quick wit, he asked, "Why didn't you call me first?😊." Now, without any hesitation...Bill will be my first call for ANY home project moving forward. Bill is the GC you need. He is responsive/ timely, his work is high quality, and his fee is very reasonable. Don't start any project without him and his team. **Main Services: Plumbing, fixture installation (toilet, vanity, sink faucet, cabinet, rod, fixed incorrect tub spout), wall refacing/paint, custom trim), electrical (light installation).

Billy and his team did a tremendous job on our roof. We had a difficult situation that required significant work to entirely replace the roof and add support beams throughout the house. We’ve had no issues in three years now. Billy even came out during a terrible rain storm to make sure the tarps were on correctly. Highly recommend.
